Anyone know who owns it? Who leases it? How much per year? I think £40 000 is a wild estimate, especiallty considering a major purchaser has already dropped a length of the Hamps from its books. The most common form of valuation involves comparing similar properties, sold in the location recently. I can see how difficult it would be to value. I think 20k is nearer the mark considering the 10x annual rent valuation principle, but it isn't its value that is important, it is what it is worth to someone. When I first saw the post I thought of each of us buying shares and making an offer, but the terms seem too restrictive.

Charlie Horsford knows about the beat. It is near the passport scheme.

Upstream of the section Leek own.

It's vastly over valued - on 10x rent you would be looking at about £10k.

Who would not accept a 10% return?!!

Writing as somebody who values and sells fishing rights; you can more than double your 10X rental valuation methodology, and more so as it is double bank.

After that you have to look at potential for improvement and there looks to be plenty.

If you are genuinely interested, reset your sights and swallow hard.

The rent is set for double bank fishing and so is relative to capital values too. I saw the potential for improvement limited by the tone of the particulars; ‘right to carry out reasonable maintenance works’. By the look of the state of the banks, the first task would be a bloody big buffer fence; you couldn't begin to look after it properly without one.

Agreed, Warren but it is the retio we are discussing. Also agree about the work that could or could not be carried out but the landowner might be the one interested in buying the fishing rights back in or he might be enlightened (possibly by the purchaser) as to the need to fence the river to avoid damage by livestock and or the risk of WFD failure and loss of SPS. He might even be encouraged to get a grant through HLS to fence it. And all those possibilities for improvement considerably increase the ratio.

From what I understand of the landowner - there's no chance on the work.

However if £40k is reasonable - then we should talk!

I’m only interested, as most of us are, in the eventual sale price and new owners aspirations. To me the Hamps has always been the kind of stream you pity and this opinion is not improved by the agents photograph.

Never said £40k was or wasn't reasonable. I was only referring to mulitiplier that had been referred.

The apparent lack of good access rights to the fishery will have a negatice effect on it's value.

Warren, you should see it on Google Earth - their photos give an idea of the degradation and even show cattle standing in the stream!
